You want your home sold. You keep hearing it’s a buyer’s market. What’s a seller to do? The key in this market is preparation. Know your price and then dress for success.

No matter what you do to your home or how you advertise it, if it is not priced right it will not sell.

Be realistic. Just because a home sold last year at top price and was not in the condition that your home is, does not mean that price would still work in today’s market. The most critical thing you can do is price your home right for today’s market.

The market will dictate the price, not the Realtor, and not based on the seller’s needs or wishes. Examine homes in your neighborhood that have sold recently. Pick a Realtor who has experience and can bring you recent data on homes that have sold in your area and are most like yours. Remember the Realtor is on your team. Be careful of agents who tell you what you want to hear and not what you need to hear.

Once a price is established, you are ready to prepare for competition. In past markets buyers were competing for homes but in today’s market homes are competing for buyers.

How do you win? Take off your seller’s cap and walk out the front door. From the mailbox and into your home take a critical look and dress your home for a job interview. Make a strong first impression. An experienced Realtor will walk you through your home showing you how to make your home a winner. If you cannot invest money in your home then invest with your elbow. Clean everything until it sparkles. Clean! Clean! Clean! Now your shiny, well-priced home is ready to win the home competition.
